  • Planned:  Start Date: 2nd QTR 2021 - The upscale senior living facility will have 154 units for both independent and senior living. It will be an eight story building directly facing Boca Ciega Bay. The retail strip will be located at the front of the property aligning 34th Street South next to McDonald’s.

FACTS

  • Franchises:  Franchise Restaurants are not interested in the area, until the area meets their scope. Meaning the increase of people and income. Most restaurants (franchise/name brand) will not sign up to lease until about 6 month prior to the housing being finished.  Restaurants do not want to be open during a construction site.  Restaurants do not want to open without the people to patronize them.  It will happen, just in time.  Due to COVID and the change in employment in hospitality, restaurants are not building new, as the ROI is non obtainable.  Cost of building and lack of employees as of now will keep new restaurants from being built.
  • Home Improvement Stores:  The "orange" and "blue" businesses are NOT building new stores.
  • Department Stores:  These businesses, just like the restaurants, say we do not meet the scope of their income base or resident amount.  More people = more opportunity for companies to view the area as a possibility. With time, this will change.. Our income/residency is growing, and we are becoming more visible - We are working with developers to increase the retail in the SMD.
